Solicitor recommendation please

I've used Merritt's for the last couple of buy-to-lets, not again I have to say, I wasn't impressed at all.

I've been recommended Jackson's by an estate agent, so I'll try them next.

I think all sols are under pressure and overworked though, so it's a tough choice.
My handler was that bad when I was watching an episode of the Simpsons I thought I had Lionel Hutz from the Simpsons acting for me. Would have preferred going direct to Lionel.

Does anyone have any experience with buying using Fre ers Ask ew Bunt ing?

I've agreed a price with the buyer and the Estate Agent has contacted these for me for a quote.

I'm a first time cash buyer so don't have to pay stamp duty.

I used them for a sale last year (Guissy branch). They were okay and the price was fair ~£800, but they weren't the quickest. That was probably down to Covid, plus I was not really in a rush so didn't push them. It took about 4 months in total.

Thanks, for that info. We'll just go with their quote then.

We're buying chain free but the seller has his eye on a downsized propery so will be keen for the sale to go through quickly.
 
ive had a quote im happy with from vaux fletcher solicitors from baker st in town £1497 inclusive of vat, thats to sell my house and to buy one,they used to be named gary johnson solicitors (i now think hes just a director in the company,as his name was at bottom of the page.

It's not all down to the solicitors. Searches are taking forever. My sister-in-law is selling her house in Bishop Auckland and it's dragged on since May. We had our offer accepted at the end of July and it was mid-November before we completed - cash sale on an empty apartment.....
 
I'm going ahead with Jacksons.

Does anyone have any advice on structural surveys as a buyer as I'd incorrectly assumed that this was included in conveyancing by the solicitor?

Make sure you get a RICS Level Two survey, regardless of anything the mortgage company might want.
Cheers NY, I'm a mortgage free cash buyer, so do you know if Level Two applies?

I understand its only an obligation for a buyer if using a mortgage company but its an old property and I'd like one for peace of mind before signing.

Yes, get it done. They'll find anything that needs doing. I had to get some electric fittings changed and negotiated a price change based on that. I got "mate's rates" on the survey, but it's really not expensive.
 
You should also get an EICR done by a qualified electrician. Once any work is done, you'll get a certificate that it's satisfactory.
 
I used Joe Fraser Chartered Surveyors for RICS Level Three Building Survey, £650.
Thanks Joey, I'll check them out. I've found a few others online via RICS recommendation site.

The estate agent gave me a phone number for one in the Midlands but I'd rather use someone closer to the Boro.

I was a sparky in a former life so hopefully I'll be able to suss the condition of the wiring myself. Thanks
