As you say, it'd difficult to work out what it could be, which is a shame as it's a great building.
Yeah, would need to massively sound insulated, triple glazed, air con/ air filtering etc, as you would never be able to open your windows. But even with all that it's never going to appeal to most of the high end market. So it would be high end construction costs, for relatively low end flats market, the numbers won't work.

You might get one young/ rich person, a possible playboy or drug dealer type, who wants to live in a massive high spec house in the middle of town but there won't be many who fit that bill.

It is a shame though, as it's a good sized building, with great history etc, but the location is terrible, and what is happening to town centres, shops and pubs etc is impossible to fight. If the economy really turned around massively, then it may work as something much later down the line (possibly 10-20 years), but anything now would be a struggle.
 
Worked there when it was a Wetherspoons. Met some people working there who are now some of my closest friends. I think Chicago's closing and that end of Town becoming less frequented by those on a night out, really affected trade. It didn't surprise me that much when Wetherspoons let it go. The bigger surprise was Lloyd's. That place used to be bouncing. A bit like the Crown in a way where they couldn't maintain it.
 
Soon enough there will be no pubs, bars and high streets and people will meet each other with apps instead

Which i suppose they are already doing anyway half the time

Yeah, I deffo didn't understand Lloyds going, didn't even realise it had gone till we went to go in there one Christmas on a works night out.
 
It's also in a dreadful location as a town centre pub., when you think about it.

Spent many years in the old Isaacs when it was a Wetherspoons, before I knew better.
If we had decent access to Station it would be ideal for a beer before getting train to god knows where.
