Buying a new build

I'm looking for advice on buying a new build as previously I've only bought 'old' houses. It's with David Wilson Homes if that makes a difference and was wondering what sort of bargaining can be done. Is it just things such as flooring and turf?

I'd appreciate any useful insights regarding new builds. I've read a lot of horror stories in the last hour!
 
Bought with them previously. Usual snagging that needed fixing but they were excellent. Managed to get free flooring throughout (they will offer different packages) make sure you check as their premium flooring is good.
 
You bargain with them as you would with any other.
In fact the cost to them of things like flooring and turf is next to nothing
You have nowt to lose by having a go
 
Bought a 4 bedroom sunlounge the full bifta once about 22 odd years ago, got carpets, and garden turf thrown in plus a small percententage off.
Luckily it doubled in price within 4 years due to the housing boom. Set me up a bit that tbh.

We got the snags done until the site was finished around 2 years as there was only 50 100 houses. mainly plaster related on the stair case and one of the on -suites had shower problems.
While the site manger was on I got all sorts off him as we were doing stuff.

Started me up to buy do up and sell tbh.
 
It helped me to tell them that I was considering 2 locations, and you can play them off against each tell them that the other plot has offered you a fair bit

Lots of factors, how much does the agent need the sale, time of the year/quarter for commission, how popular is the site, many plots reserved etc

I got the following included

Fence/turf/tiled walls in bathroom/flooring throughout/chrome fittings/outside tap/appliances
 
I bought and sold a couple of times prior to that, but new builds seem to appreciate a bit more once the estate is established.
Dont get much land I noticed with them now and they are very close to one another.

Don't do it is my advice. Buying a new house these days is a absolute minefield. We bought new in 2015 and have a massive black cloud hanging over us that will affect use selling the house in future and also may prevent future mortgages.

The problem is not the house but with a small plot of land on the estate I can't even see from my property.

As of the last 5 years or so, all local authorities are refusing to look after the common land on the estates.... so the builders sell the land to management companies. The then mow the grass, tend to trees and the like... The problem is they are unregulated and charge what they want (we were told £50 a year when we moved in... doesn't sound too bad) but the bill on some estates now is hundreds of pounds a year and still climbing. these companies will give you a list of stuff they have done... but they haven't touched it.

So why would we pay I hear you cry? well the issue is that our solicitor and the builder forgot to mention that this greenbelt are written into our deeds on the house... so we have to pay or the take you to court or put an claim on the house until you pay.

another problem is that now mortgage companies have found out about these b***ds being included in the deeds and are now refusing to give mortgages and re mortgages.

This is going to be the next big scandal on the same lines of PPI Mis selling.

I strongly suggest you research a facebook group called "unhappy owners against Greenbelt Group"

I also suggest you check out the trust pilot review for them too.
