New house builds - beware

The day one of our neighbours moved in pulled up and opened the front door… as they did the whole door + frame fell out. Never seen anything like it.

Funny thing was the builder tried to blame them and said they hit the door with the car but lucky for them my CCTV pick up the whole thing.

Being one of the first on the estate I saw some absolute whoppers happen. Best one was them building a house and realising after putting the staircase in that a window was in the wrong place. They had to knock the lot out and put it in further up.. you can still see the difference in the brickwork

One couple got one of these snagging list guys to come in a basically check everything. No word of a lie the list was 5 pages of A4 back and front.
Took them 3 months to correct everything it picked up

The snagging guys are worth every Penny. If buying a new build, always get them in and go around with them, you will be amazed and thankful.

I’ve worked in the construction industry for 40 years.

There are some fantastic people work in construction and some truly skilled tradesmen and site managers.

But the way the industry is structured putting profit and shareholder value above everything means it is bound to fail.

snagging guys and holding a percentage back till complete . My daughters house was a Bellway detached and had wonky floors leaking shower outside down pipe from the guttering was 4" of the ground in fresh air , no connection

Been in mind 9 years and still finding beauties…

Best is bathroom ceiling vent, thought it was going to a side wall vent but just thought it was a poor extraction…

Anyway, decided to check it… the vent in the side wall was to a blank and the extractor fan extracted into the loft with no hose on it and just vented into loft insulation…

I’ve now got a roof tile vent fitted and need to hose it up… just lucky main bathroom didn’t get used much..

I’d recommend a snagging guy for anyone considering a new build…
